《战略：后疫情时代的REITs》

在时间概念上，个人同意可以把目前社会经济演进的这个段落，叫做“后疫情时代”。
实际上，不仅仅限于疫情影响的中国经济乃至世界经济，无论是从“第四次经济浪潮”(见个人另文)角度看，还是仅仅分析“尤其实体经济，到了市场萎靡，生产动力不足，连门头小店都不赚钱”现象，乃至抑或可以欣喜地看到“各家地道各有各的高招”等等，抑或可以看到的经济发展的主流趋势，或“后疫情时代”经济发展的主导形态，都毫无疑问地指向了一个看似老生常谈的影子：REITs。
实际上，原旨的REITs概念产生，以及旧时的REITs运作实践，都曾强烈预示所谓“大平台大合作”(见个人另文)趋势的发生和它在发展阶段上的必要性或意义。
时至今日，尤其处于所谓同一行业领域的实业经济之间，乃至它们的所谓上下游产业链或板块之间，乃至从所谓“跨行业间的合作模式”(见个人另文)分析和观察，REITs，似乎果然使人有了起码是在各种经济形态焦头烂额时，“唯一一条金线”或“唯一一架独木桥”的感觉。
REIT不是一种合作的新模式，但思路决定出路。今天的REITs概念下的新思路之中，应该有怎样的具体操作手段或方法等，才能丰满、充实和完成新REITs的实践呢？尤其对于一个诸如“轻资产运营”的发展中企业公司或机构，REITs意味着什么？为什么可以说REITs似乎是它们发展的“必由之路”呢？
以下部分转为英语，谨与企业高层和专业人士一起探讨研究。
有必要把REITs的战略思路画出一个路径：

沿着这样的导图，REITs的战略意义和真谛已经凸显，路径乃至做法已经清晰可见。
That is, under certain capital traction, an institution selects appropriate projects of different types in different regions, carries out asset portfolio under the basic goal of reducing investment risk immediately and effectively, and forms innovative REITs institutions with investment and development control rights。
The organization will input relevant conditions needed for operation and management, such as reasonable and scientific allocation and investment of capital, and provide conditional "counter-auxiliary" support to industrial operation。
Among them, the income generated by industrial business activities can even be included in the industrial assets of REITs institutions, and more industrial projects can be added in an expanded way to improve the overall industrial asset package of REITs institutions。
REITs institutions finally concentrate on de-securitization or listing operation, further absorb social public investment funds, and form a financial asset package。
For each asset side, in addition to the "counter-auxiliary" benefits, the ultimate realization of dividends to distribute benefits, so that REITs institutions and all the participating components, to achieve long-term stable investment income。
